Movie theatres are still an important part of many large shopping parks (or malls in US where Regal have most locations) ecosystem. As many of the other tenants will consist of food /drink outlets which in turn rely / count on the entertainment venues footfall for their own business revenue.
Landlords / REIT will know the potential impact damage of permanent cinema closures and the associated rent income as IT will pose far bigger headaches for them longer term if Cinemas close for good ( be the start of the domino effect ).
Cinemas DO provide better rent income compared to general retail rents and current closure issues are due to COVID restrictions. Sure, they can stand firm and not negotiate rent breaks (i.e. cut nose off to spite face ) but short sighted as they will have to invest considerable large sums of capital to convert cinemas to make new useable space. Whilst facing the serious knock on effect of further losses of other tenants closing businesses down to loss of the footfall.
Lenders will also be fully aware and looking at this seriously too knowing that even though Cineworld may have expanded too quickly ( hence current liabilities ) they have made good money year on year until the outbreak - this is far from being a simple status quo decision as the shorter think IMHO
