Good morning all

I hope you are all well!

The private sector has been found out as new builds are over priced compared to older houses, land wise smaller!

We should have had a bigger recession a while back, but the money which came in from Hong Kong kept the market afloat!

Now that money has gone we will have to wait until wages catch up and people can afford to buy.

The problem is that with all the demands by councils, environment agencies and other departments ( also internal costs) the costs to build is too expensive!

Until cut backs happen and I’m not on about the small people, the HB’s are too top heavy with many people having to justify their jobs !

Nothing will change!

It’s gloomy all round, no private builds at the moment only HA’s and the management are playing silly buggers with massive egos so a lot of tradesmen are leaving!

I have only just come back from France, so I will know more tomorrow, but if it carries on I will go back to France for another couple of months!

And say call me when you’re ready to build!👍

Laura can’t see another HB but I can see a financial institution or even government backed!

This is labour and from what I can see on site a lot of infrastructure has been put in and they are the biggest social housing builders!

Put almost all private buildings on stop!

This has a takeover written all over it!

CEO resigns and buys £900k of shares, massive HA build out and government backed!

Interesting times ahead!

So if that is the case , how come they have been forwarded money to Vistry to pay wages?

Word is £60m no smoke without fire!

Also after building all the HA’s on sites, how difficult would it be to sell the private houses?

Before hand they used to start the HA’s and not finish them until 90% of the houses were sold!

Kicking the can down the road!

These will become council estates without people knowing!

I have money in this dog of a share and I am not happy!

About 50% down, I have recently been working on a couple of there sites and basically all private sales housing has stopped until sold and only HA’s going ahead!

The old system of HA’s used to be called the golden brick , once a brick was laid you could draw the money , it’s changed now and it is staged payments!

Another thing in spirit got abused!🤷‍♂️

The funny thing is when I was younger I was a flag waiver, proud to be British, we are the best!

And I used to read the front of my passport with pride!

You will help out and not hinder the bearer of this passport !

But after being shafted by successive governments , conservatives and labour !

I have found in my mind that parliament is no longer fit for purpose, it’s probably had its time!

More got done on plastic pollution by David Attenborough!

More got achieved with King Charles in a meeting with the Americans and if it wasn’t for the old Queen I would hate to think where we would be!

Parliament was created because of the greed of the Royals but it seems to me that the mp’s have took over that trough ( George Orwell)

I will leave it with that!

Seems a bit like that with the elite in HB’s 😂

38 years in the game and I have never seen it so toxic and disorganised, to many people trying to justify their job!

I always look back to when I worked in the days and when I was young, if you made a mistake there was always someone who would say don’t worry ‘ the only person who doesn’t do anything wrong is the person who does nothing’ and we don’t have problems we have solutions!

Now the poor gits , people get a hard on for finding a mistake picture it and send it to head office!

Look at me I have found a problem, i don’t know how to sort but ain’t I great! Banker’s

Anyway the rate they destroying youngsters confidence and the lack of people training up to be tradesmen, get ready for a nation of static homes!

Rant over and I hope a director of one of these conglomerates reads this!

The sad thing is I know of six people left the industry and not returning!

No one is replacing them!

Hi All just got told today no more building private houses until they sell some, only HA’s to be built!

Some of the plots are at joist level!

On two sites it happened today, east mids!

Well what a year and a half!

Come Christmas it will be 2 years and by the time December quarterly’s go through we will have over £1b banked at current rate of production!

Are we at the right value for current production and also a very new history?

Probably yes , as years go on and production increases it’s inevitable this is only going one way.

In short term increase , probably OC’s or an increase in production, we already have at current production rates 40+ years of gold without increased MRE or new hits !

So let’s hope he can increase production, rather than us hoping gold increases in value!

Both is handy, but let’s have destiny in our hands!

Evening All

I am currently working on a vistry site in East Midlands and from what I can see nhbc are costing them a fortune!

I am well down on this share , can’t see why!

Starved market, government desperate to get building going and a desperate need for more housing!

As I say nhbc are making HB’s jump through hoops at the moment and the site management on the whole don’t know how to fight there corner ( as no trade or site management training experience)

Just a degree and that’s a big problem as tradesmen are walking and the labour pot reduces!

It’s not just vistry it’s across the board ( all HB’s)

Just my opinion and my TW shares have been hammered!

Hi spades they are a good set of 4 questions!

For me reading them initially and spontaneously you would automatically go 25% all the way through!

But then you have to think about how much you hold and your life time potential!

But for me probably still 25% unless things change ( give or take a few % artistic license 😊)
