I didn't say I know more about it than you or anyone else all I've said is Land Registry are the only real recorded figures ( and provided some numbers there in for thought ) and Zoopla estimates are way off and their copy and paste from land reg misses out a lot of sales.

He was talking about a Zoopla estmate he said "Zoopla estimate took it to £800k last year, now Zoopla estimate is £748k,"

I know the sold values are copied by Zoopla from Land Reg ( also they tend to miss quite a few ) so their data is worse but seriously the estimates there are an absolute joke, they probably get a lucky guess right a few times but its so way out its unbelieveable !

I only use Land Registry figures so those numbers I quoted are all real.. they happened, can't be disputed.
Why would I use mortgage lending figures ? Why would I trust phoney ONS government figures ?
Why would you even mention Zooplas automated valuations ?

In the home counties we are at current highs average price for April 17 313.5k average for April 18 324.5 ( an all time high ) The high in 2007 before the correction was only 238.8k
