Yep I've been buying more at these levels, looks good for a recovery.

Interest rates gradually reducing and should see the P/E ratio come down as growth in sales rates looks to be ticking up slightly in certain areas

Nice to see a little director buying and TR-1 of Aberforth Partners LLP buying 6% of the company on the 3rd June when lowest share price was around £3.95

Also after watching a number of investor presentations, the board seem like decent folk to me and have decent knowledge and experience within the sector

As mentioned, should be a decent recovery play IMHO

I'll buy more if it drops lower

The say everything comes in threes so after this second profit warning the 3rd will be after the new Chair gets an independent body to carry out an investigation into the numbers and discovers that they have been pushed a tad too far to get just inside expectations. 1,793 completions less 205 bulk sales = 1588 proper house sales. By comparison in 2019 Jolyon Harrison (still around) completed 1,529 proper house sales and made £41m PT Profit. Prothero has been in post since 2022 so this disaster is down to him. He has got rid of his nearest rival Mark Knight an experienced housebuilder and effectively replaced him with an accountant. Good move! This needs a radical solution.

This was trading at 525p only a month ago, now 355p to buy. The results were no worse than expected and the company has embarked on managerial changes to hopefully improve things. Also, this time last year it rose from 515p to 620p in only a few weeks. Fingers crossed.
