There has been much guesswork as to how much the houses had fallen in price and whether PCA could actually move them in this market. 50 for £18M is £350,000 each more or less and sounds O.K. More importantly, it will, when completed, move more cash into the co which I am sure will be used wisely. This has made no-one mon ey for quite a while. The test will be how it weathers this phase and if it can move back up from here. York will bring it to a new phase but I hope it doesn't mean too many eggs in one basket for too long. Figures next week,

I suspect a big boy has spotted the game-changing quality of the York town centre site and might be trying to build a position here. Tightly held so might go back nearer the £3.50. Or higher if they poke in a bid. If not, post York, in 2020,
I can see £5 here depending on market at that time. Either way, I shall stick around and take the fat divi.

in Property sector of main board and, sadly, message seems to be 'We think this divi is not sustainable'. I am still in and sitting on capital loss. We shall see.
Very well researched and makes strong case. What it does not and cannot do is predict whether, and if so, what PCA might turn its attention to next. Market not keen on bricks and mortar right now and this type of developer even less! Hence its SP has been consistently forced lower ever since it gained its main board listing. I cannot see why it should not apply for REIT status which would be most advantageous from tax viewpoint. Anyway I continue to hold and tuck away sizeable divis. It is also small enough to be gobbled up in a bid and is priced way below its asset value.
Would have invested for the dividends at 300p showing, but it's 315p to buy, 300p to sell. Not really feasible.
divi here is unsustainable, hence shares consistently marked down, but this BoD have been around on the property scene a long time and ought to know the game. I hope I am right to stick with them. Presently selling for nearly 30% discount though and props generally not flavour of 2018!
Cannot understand this reaction unless it is because they have a few high street shops in their otherwise all office portfolio. They would achieve c 20% more if they unwound it and sold it off over a year or so! I suppose they might now be takeover fodder.
Nice set of figures from this rounded property co. Never going to shoot out the lights but unlikely to get into trouble. Hopefully a 'take the fat divi and forget about' share, with the outside chance of a bid in due course.
Another strong deal by the team at PCA. Each time they renegotiate on a building that they purchased as part of the package, they seem to either sell for above book value or increase the rent, often significantly. Looking good for future increases in share price and shareholder value.
Nibbled up at the bell. Unusual for this share. Figures not out until second week of June. I wonder if a big boy is sniffing about attracted by the asset value. Just have to wait. Have a good hol all!
Think this stock is just entering minds of investors a bit now after the Main Board listing. Today's early mark up may be nothing but on the other hand is welcome and might at last herald the rerating this deserves.
A very positive trading update with a clear strategy. A number of buildings have been disposed of above market value as they are non core, numerous rent reviews have been conducted with good rent uplift. Finance facilities are secured with a good interest rate and 70% fixed due to hedging. The only challenge bring the casual dining fall out, however plans are in place to address. Overall company is trading above market expectations and dividend from April 2018. Hopefully the market will take notice and a rerate likely.

You have to hold some of this stock just for the NVA @ 451+ Its so undervalued it cannot last at this price, Takeover target for sure ?? Undervalued by at least 120 and a premium listing and a 5.5% quarterly dividend whats not to like ????
with lack of interest since new quote. Will wait for figures (and possibly after they go ex-div) and if no real progress, may admit defeat!
Yr end 1 Apr. Results 6 Jun. Should be good without 'shooting out the lights'. No rockets with this! Nevertheless, big discount to assets and hopefully now its not an AIM stock, the results will get a bit of attention.
Thanks for that little gem, will buy some of them tomorrow forward dividend payments look good and NAV looks good. Boom one thinks
