Statute limits real-estate ownership to adult citizens of Mongolia. Civil law allows private Mongolian citizens or government agencies to assume property ownership or use rights if the current owner or holder of use rights does not use that property or those rights.?
In the case of use rights, revocation and assumption is almost always written into the formal agreements covering the rights.? Squatters may, under certain circumstances, claim effective property ownership of unused structures.
Foreign investors may own permanent physical structures and obtain use rights to land and resources, but only Mongolian citizens may own real estate, and only in municipalities.? Land ownership does not convey ownership of, or necessarily access to, surface or subsurface resource rights, which remain with the state.
Use rights are granted for terms ranging from 3 to 60 years, depending on the particular use right.? However, foreign nationals and foreign companies can lease land-use rights for no more than 10 years:? a five-year term and a single five-year renewal.
Although Mongolia has a well-established register for immovable property – structures and real estate – it lacks a central register for use rights; consequently, investors, particularly those investing in rural Mongolia, have no easy way to learn who might have conflicting rights.
Complicating matters, Mongolia’s civil-law system is still developing a formal process for apportioning multiple use rights on adjacent lands or adjudicating disputes arising from conflicting use rights. ?As of 2022, the Mongolian government has no accurate figure for land with clear titles.

Only idiots may not realise that by giving such advice they reveal their own narrowness of mind and inability to understand that there may be many other reasons for not to make an easy and primitive decision, specially as selling.
Not really guilty. Bit stupid for getting involved in the first place & too stubborn to sell at a loss whilst there is still a faint hope that PIs won't get royally screwed in the end!

Jimi: I generally agree with your post - and thx for that.
However, If you are a genuine investor you wouldn't/shouldn't care about being "underwater" or not. Your only focus should be on making a prudent investment decision. That may include selling at a loss and taking that money to invest elsewhere.
My impression of the investors' posts on this BB is that even the doomsayers refuse to bail out - why? Because they believe that the SP will rise to a level which will put them back in the money. If they would believe otherwise they would've bailed out - a long time ago.
I continue to believe that PM will finally make its grade and make all investors rich. Love it or leave it.

I don't believe this is anything to do with China and the borders being closed because of their lockdown, this is down to the local gov and the herders up in arms about us foreigners taken over their land rights which needs sorting out in their parliament. Some of us have a lot more patients than given credit for, some have backed this company since the beginning and I strongly believe some will be here a lot longer than some saying to be patient, it doesn't seem right that after so many years of patience to be told sell and move on, I would imagine that there are plenty underwater here and ain't selling up at a loss just because we want PM to show a bit better governance to their private shareholders, it's our money and have a right to know what and were it goes. GLA
