Town Centre Securities PLC06 July 2005 For immediate release Wednesday 6 July 2005 Town Centre Securities PLC ("The Company") Directors' Shareholdings Notification of directors exercising share options Town Centre Securities PLC, the Leeds based property investment and developmentcompany, announces that on 4 July 2005 two executive directors partiallyexercised their options over shares in the Company. James Crawford, Investment Director, partially exercised his option over 17,500Ordinary shares of 25p each in the Company granted to him under the 1994Unapproved Share Option Scheme at an exercise price of 104p per share,representing 0.03% of the issued ordinary share capital of the company. Mr Crawford intends to retain these shares and as a result is now beneficiallyinterested in 274,745 Ordinary shares, representing 0.49% of the total shares inissue. In addition, Mr Crawford has remaining options over 127,015 shares. Richard Lewis, Development Director, partially exercised his option over 25,000Ordinary shares of 25p each in the Company granted to him under the 1994Unapproved Share Option Scheme at an exercise price of 116.5p per share,representing 0.04% of the issued ordinary share capital of the company. Mr Lewis intends to retain these shares and as a result is now beneficiallyinterested in 237,452 Ordinary shares, representing 0.43% of the total shares inissue.
