PLAZA CENTERSΒ ACQUIRES SITE INΒ LODZ,Β POLAND

Plaza Centers N.V. ("Plaza" or the "Company"),Β a leading emerging markets property developer, today announces that itΒ has acquired aΒ 55,000 sqmΒ site inΒ Lodz, PolandΒ for the development of aΒ majorΒ new shoppingΒ andΒ entertainmentΒ centre.Β Β
The site,Β which is Plaza's secondΒ acquisitionΒ inΒ Lodz,Β Poland's secondΒ largestΒ city,Β will be developed intoΒ a shoppingΒ and entertainment centreΒ with a Gross Lettable Area ("GLA")Β of 45,000Β sqm.Β It isΒ in close proximity to keyΒ train and roadΒ transport linksΒ and is locatedΒ four kilometres toΒ the south of the cityΒ centre. On completion it willΒ compriseΒ 120 retail units, anΒ entertainmentΒ centre,Β cinemaΒ andΒ extensive parking facilities.
It is currently anticipated thatΒ construction on theΒ siteΒ willΒ commence at the end of 2010,Β with a gross development budget of circa β¬85 million. This is, howeverΒ conditional on securing development financing andΒ planning consent.
This acquisition continues the Group's activeΒ developmentΒ programme inΒ PolandΒ and is Plaza'sΒ 14thΒ project in the country. Since 1996Β Plaza has built, managed and sold a total of seven shopping centresΒ inΒ PolandΒ (in the cities of Warsaw, Krakow, Poznan, RudaΒ Slaska, Lublin, Rybnik and Sosnowiec)Β andΒ has recently started construction on twoΒ fully fundedΒ developments in Suwalki (comprising approximately 20,000 sqm of GLA) and in Zgorzelec (comprising approximately 13,000 sqm of GLA). In addition, Plaza continuesΒ to progressΒ fourΒ otherΒ development schemesΒ locatedΒ in,Β TorunΒ (comprising approximatelyΒ 44,000 sqm of GLA),Β KielceΒ (comprising approximately 33,000 sqm of GLA) Leszno (comprising approximately 16,000 sqm of GLA)Β andΒ LodzΒ (designated for residentialΒ and officeΒ use).
