DIVIDEND DECLARATION
The Board of LXi REIT plc (ticker: LXI), the specialist inflation-protected very long income REIT, is pleased to declare an interim quarterly dividend in respect of the quarter ended 31 December 2023 of 1.65 pence per ordinary share, payable on 1 March 2024 to shareholders on the register at 9 February 2024. The ex-dividend date will be 8 February 2024.
The dividend will be paid as a Property Income Distribution ("PID") in respect of the Company's tax exempt property rental business.
The dividend timetable is in line with the expectations set out in the announcement in respect of the recommended all-share merger between LXi REIT plc and LondonMetric Property plc (the "Announcement"), published on 11 January 2024, save that the payment date will occur on 1 March 2024 instead of February.
As set out in the Announcement, it is expected that LondonMetric Property plc will declare its own dividend in respect of the quarter ended 31 December 2023 with a dividend record date set such that only existing LondonMetric Property plc shareholders will be entitled to this dividend.

LXI REIT plc invests in commercial property assets predominantly in UK let, or pre-let, on very long (typically 20 to 30 years to expiry or first break), inflation-linked leases to a wide range of strong tenant covenants across a diverse range of robust property sectors.
The Company may invest in fixed-price forward funded developments, provided they are pre-let to an acceptable tenant and full planning permission is in place. The Company will not undertake any direct development activity nor assume direct development risk.
