(2)Upon closing, Purchaser becomes the legitimate owner of the property with full right and obligation under the applicable laws regarding the property, and Seller terminates owning such property and bearing any further obligations or risk of loss in connection with the property, regardless of whether or not the conveyance of title is registered by then.
(3)After the transactional agreement becomes effective, Seller shall continue assisting Purchaser to acquire the certificate of title to the property and register its title and ownership right to the property with the governing authority.
