DIVIDEND DECLARATION

As announced within our results for the year ended 31 December 2018 at 7am on 26 February 2019, the Company has declared a final dividend of 46.75p per share (the 'Dividend'), with 30.0p to be paid as a property income distribution ('PID') and the balance of 16.75p as a conventional dividend ('Non-PID').

If approved by shareholders at the 17 May 2019 AGM, the Company will pay the final dividend on 7 June 2019 to shareholders on the register of members at 3 May 2019.

The key dates in relation to the payment of the Dividend are:

Ex-dividend date 2 May 2019

Record date 3 May 2019

Dividend payment date 7 June 2019
