Full Occupancy at Cambridge House

CLS ACHIEVES FULL OCCUPANCY AT CAMBRIDGE HOUSE, HAMMERSMITH, LONDON W6

The Board of CLS Holdings plc ("CLS") is pleased to announce two lease renewals and the letting of the last available floor at Cambridge House, 100 Cambridge Grove, Hammersmith, London W6.

Open Society Foundation which already occupies 11,385 sq ft (1,057 sq m) at Cambridge House has taken a further 3,493 sq ft (325 sq m) on the part second floor. The new lease is for a term to October 2017, subject to a tenant break option in November 2013, at a rent of ā€šĀ£94,311 per annum (ā€šĀ£27 per sq ft/ā€šĀ£290 per sq m).

A lease renewal to Control Risks Screening Limited has also completed on part of the ground floor of Block C and part of the first and second floors of Block B, comprising 12,497 sq ft (1,161 sqm). A new five year lease was granted at a total rent of ā€šĀ£251,593 per annum (ā€šĀ£20 per sq ft/ā€šĀ£217 per sq m). There is a tenant option to determine both office suites on the ground floor of Block C from the expiry of the third year and a tenant option to determine at any time on three months notice for the part first and second floors of the Block B office suites.

A further lease renewal has completed with SDI Media UK Limited on the part ground floor comprising of 5,363 sq ft (498 sq m). SDI Media UK Limited has signed a new lease to August 2014 at a rent of ā€šĀ£107,260 per annum (ā€šĀ£20 per sq ft/ā€šĀ£215 per sq m) and subject to a rent review at the expiry of the fifth year. There is a tenant only break option on expiry of the third and fifth years.

Current tenants at Cambridge House also include International Save the Children Fund, Macmillan Cancer Research, Prostate Cancer Charity, London Borough of Hammersmith & Fulham and IT2 Treasury Solutions Limited.
