Well the track record suggests that he has done it before and he can do it again, his track record is certainly far better than yours.
Things like this can take time, you didn’t have the patience and that’s your decision.

No the market hasn’t decided that simply because it hasn’t yet been sold, that’s just a complete over simplification of any deal .
Things take time to sell otherwise anything not yet sold is a failure. You need the right conditions, the right deal etc etc.
The worst thing you can possibly do is just sell for the sake of it. I have a client who just sold a Commercial property that he had on the market for about 3 years, he had multiple offers in that time but he wanted a particular deal and he got it.
That didn’t mean the property was worthless or that nobody wanted it until that point, that’s just not the way things work.
I am not sure how much more nonsense I can take regarding ‘it’s worthless if nobody wants to buy at that rate’, it’s just such a basic way of thinking.
Nothing is sold until it is and if you want to apply that thinking then how do you value anything? Values are arrived at for these research notes by looking at similar deals, market values in similar markets, making assessments of demand etc etc.
It’s not new and that’s how they come up with these things, it’s not a guarantee of a sale price but neither is it made up.
Many things take a long time to sell and then when interested parties come together it can take just as long for deals to be finalised. To spout nonsense about things being ‘worthless’ if they haven’t sold or to suggest that just because a deal isn’t immediately done then it means ‘no one wants it’ is just so tiresome.
