There really is no strain. Round my end there are literally no houses to rent and not many that are being sold either, I live in a fairly low priced area where not so long ago, you could buy a 3 bed room house for about £150k, this is now £200k+. We also have several properties that we rent out and the rental now for a 3 bedroom house is £1000+, just 2 years ago we were charging £600, we are now charging £1050 for our 3 bedroom houses. And there is no shortage of people that are willing to pay this. Recently we did buy a 2 bedroom house, that needed some work doing to it as the 3 beds were out of our price range. These types would have been £100kish pre covid but cost £160k and the rental for this is £800pcm. And we had 4 tenants wanting this. All of them said the same thing, they cannot find anything decent and the decent ones want £1200 for a 3 bedroom and £1000 for a 2 bedroom. I like to charge just below the going rate as it is not good to be too greedy but there is definitely a housing shortage. This can only be a positive for all house builders.
