Localism [passing the buck to local councils] currently seems to encourage Green Belt erosion but I think the Tories assurances have been rumbled and a re-think will be needed.
Government emphasis on low cost, "affordable" housing will set building priorities for the future [A country that works for everyone, and all that] so that BKG is not strictly in the right ball park for max benefit - unless it changes its overall strategy.
The green belt protection lobby is becoming increasingly vocal and influential - especially at Government levels. In some parts of Surrey they are even fielding Green Belt MPs to combat what they perceive to be Tory countryside vandals - perhaps with good reason. The 'build anywhere because we need more houses' attitude will clearly be revised by all the leading parties in the lead up to the May election.
I've spoken to three leading London/Surrey estate agents this week. They are united in the view that the increased stamp duty on homes of £1m and upwards is unlikely to affect sales in real terms. If you want a £4 million house, you won't let stamp duty get in the way. January seemingly got off to a good start - and it's only a few days in to the New Year.
Obviously the ST holds a contra view to driftking27. But I tend to agree with last Sunday's feature and the essential message that this stock is a strong buy right now with the sp likely to rise substantially higher over the coming months.
A near full page of positive news feature coverage in the Sunday Times three days ago should inspire confidence in AZN investors. They refer to "smart risks that are bearing fruit". I'll go along with that sentiment.
