Because the shares are trading at a premium and there is a demand for new shares. Issuing new shares below the NAV but above the SP benefits both existing shareholders and the buyers of the new shares.

Interesting view. I'm wondering what happens to the share price when the buy back programme ends.
Am I right in thinking that UKW is not a REIT and that therefore there is no PID element to its dividend ?
