Martley Capital was a spin out of M7, after its sale to Oxford and it's former CEO left to create Martley Capital with some others from M7. The Martley team included those who looked after AIRE, so I think it was a continuation of personnel rather a Glenstone decision.

Nothing to do with AIRE not grasping size. It is nigh on impossible to raise money at a discount and as a REIT, 90% of income must be distributed - so outside of a merger or a total change in strategy to allow the creation of a highly actively managed portfolio (which is not why most people are invested in AIRE) - there is little that AIRE can do apart from be a regular payer of dividends.
