Revenue of 78m was just reported for retail.
Assuming 90m for 2022 gives UFFO of 39.5m just for retail. The 50m was going forward as the business is.
Reality is it will probably be in the middle at c45m
ie another 4 to 6 months including Hawthorn.
These kind of numbers support 10.5p to 12p dividend payments.
What the City will like is a return to income, a bottoming of values and a lower LTV.
Income funds were heavy sellers as dividends dried up. I expect this to reverse. Fair value taking this all into account is 120p and that is where I expect this to end up over the coming months. Meantime we get paid 3p a share tax free if in an ISA. The equivalent payment from normal dividends for a higher rate tax payer is 4.4p or 4.5%.
Going forward the adjusted higher rate equivalent yield required is 14.6%. This make it an attractive buy for high net individuals.

We should hear about the final dividend if any tomorrow. Having collected 80% of rents due I cannot see if they wish to retain their REIT status, which is even more important with the Pubs sale, how they can avoid paying a final dividend. They
have quite rightly kicked the can down the road for 4 quarterly dividends in a row. If after the Hawthorn sale they still cannot afford cash the it will have to be shares. Any where between 5p and 8p cash equivalent is what I am expecting.

News from Nigerian bidding round should be tomorrow. If successful then it will be interesting to
a) see who they are partnered with.
b) find out details about the field
c) try to figure out the wider implications for the oil side of CLON’s business

True but blue sell for 70x and green are off the scale.
A 49ct blue can sell for $15m more than the mkt cap here. We are in the zone. Otherwise plain old plain will do the trick.

It seems that HMSO is intent on developing it’s way out of the hole it is in. Build up and sell keeping the choice/prime buildings along the way.

I expect the new 3D model to double the amount of available kimberlite ore, based on the two blows, the area between the two will be the next piece of the jigsaw, which if also kimberlite bearing could increase the two pipe total by another 50%.

Prior to COVID 15,000 annual flue deaths went largely unreported. The vaccine works very well against all variants. Uk growth just upgraded to 7.2% this year which is the highest of the developed nations. Booster jabs for variants coming in October.
There may well be a third wave but it is unlikely there will be a third lockdown. There maybe some delays but I regard these as a positive. It is all about reassuring people it is safe to return to a largely normal life for most of us.

HMSO were 43p not so long back. The rest of the property sector is flying today. My view is that the wobble today reflects the bond refinancing/tender announcement where approx 60% of existing bond holders have accepted the offer. A higher percentage would have been nicer but any balance can be retained to repay debt as it becomes due. In other words it is a bit of a red herring.
The next major news here is the Debenhams PP decision on the 3rd June so not much longer to wait.
I do not believe we will see a significant 3rd wave here in the UK as we are almost at herd immunity and there is no evidence of delta variant (Indian) vaccine escape. My own view on the Indian variant is multigenerational habitation is the cause of increased transmission. 50% more people in an inclosed space has to equal 50% more transmission.
