Theosus , I don`t think so , the govt needs thousands of new homes and the chancellor has wanted to keep house building strong for the economy , these are most likely going to be new homes and reprossesions with the councils paying the rent some will rent private also .I know councils are renting houses off people who have buy to lets , just my thinking .

john , I think Lloyds won`t play about as a small landlord they will buy whole estates and whole blocks of apartments , even buy land and have the houses built , they will be the biggest landlord in the country by 2030 , they could also keep the houses for 200 years ,

Bumble , By December Lloys could have 7 billion in the pot so a 3p divi could be possible,

Bulktrading , resistance is your exit price 113.5 , if it breaks it the next resistance is 132.50 , it could head to 130 fast if hedge funds , pension funds buy in fast , the sp went down to 107 the other day and flew back up 4p in 3 to 4 hours , it can do that easy and more , just patience .

forget the buyback and give a good divi , 18 billion is ok for such a large company

Bumble , Lloyds could consolidate 4 for 1 and be £2.00 , 18 billion nearly in issue and still have a buyback

End of the year Lloyds willbe showing around 7 Billion in the pot , Embark would have been bought ,I am sure the SP won`t be 50p
