Leftos, hi. Your not on your own, I too would prefer the long term scenario. I don't think we will be bought out in the next 12 months and I hope not as I see the company value being much higher in the longer-term and would worry that share holder's may be short changed. So much to play out over the next twenty years if we stay as GGP.
