MOT station is an hour away due to traffic troubles, so leaving home at 9am and driving. cant use any device while doing that obviously, and given the current volatility i dont want to particularly use limit orders while im not able to keep an eye out, just in case they need altering quickly. think i'll be staying out till i get back and get a feel for where she's heading. thanks George, im doing as well as can be expected, Getting no better but getting no worse either so am staying positive focussed and laughing in the face of adversity as you do, wont ever take my sense of humour im pretty resiliant and fiercely determined.

Showhouse is a good one to buy, most appliances unused (bathroom, cooker etc) so still new but all the little niggles like shrinkage will have become apparant and been sorted, and the place will,have been well heated cleaned and looked after by the sales people to keep it looking appealing for visitors looking at other plots.

As with anything in life, if you like it, want it, can afford it, and will enjoy it - go get it.

agreed Scoup, each penny makes a big difference, have learned my lesson about chucking wonga in in a big dollop from you guys, tranches only from me. hopefully a visit to 280 before the fabelled 480 :)

my finger will be hovering over the buy button at 305 as well. I think a decent drop on opening price, maybe 307, then a slow decline, and for once im going to be patient and buy in tranches rather than just pitch the lot in and miss any further declines.

george. Having spent nearly 30 years inspecting new builds (plumbing) for compliance with regulations, and seen them at every stage from field to finished im not a fan and would never buy one. Having said that i am a bit of a practical buff and enjoy gutting refitting and flipping houses so am capable in all of the trades - except building a straight wall lol, some people are not so handy so i understand the lure of a new build and theres nothing wrong in that at all. its just not for me.

My advice would be if you and the mrs like the house, dont let the drainage put you off and get your cheque book out. Ask the builder for drainage plans (i think thats compulsory nowadays via your soliicitor anyway) and ensure the drains are formally adopted before you sign contracrs. And most of all enjoy the place, dont worry about drains, small fry mate even if there are troubles - which there probabably wont be anyway.

craig, drains are generally pretty well constructed and tested these days prior to backfilling, its one area of a new house construction that is actually overseen. Worst thing on a new build is that the water companies like to fit radio transmitting meters as std now, they record min8mal consumption, so fill the kettle they log/transmit it, go on h9liday and they can tell etc. Fecking nosey baskets i think and they never tell anyone about it, smart meters by stealth and in the water legislation there is nothing you can do to refuse one. Can you tell i hate big brother lol

george, just reread your query somit its a new build. As i said anything shared will eventually be the water companys pipework once its formally adopted, so you have no worries about maintenance once thats happened, they are responsible for unblocking them to if the worst should happen. Its just the buggeration factor to consider if that happens. The builders should have plans but its easy enough to work out by lifting all the lids and looking at which way the main 'channel' runs. One other thing to consider is if the manholes (assumed plastic) are somewhere that you 'may' in the future choose to change, for instance widen a drive, you may need to then replace the cover with a heavy duty one - not difficult or expensive but a consideration. If the water company does need in the future to work on the drains they should reinstate whatever they damage, somrip your lawn up they relay it etc. Contrary to opinion the builders wont beopen to moving them mate, they have to be installed to 'fall' towards the main drain and so will have had their locations carefully chosen to do this.

george. sewerage law (assume ur in England?) says that where a drain specificslly ONLY drains a singleproperty then that pipe is the responsabilityof that single house. If a pipeis shared by two or more properties then that section of pipe is the responsability of the local sewerage authority (usually the water company). However, on new build estates usually all the new pipework remains the builders responsability until the sewerage (water) company adopt it formally which can take a few years - a solicitor would confirm this. Some houses have totaly private arrangements via a shared septic tank that they all are responsable for. If you can let me have the age of the property, whether its new build etc i'll be better ableto confirm. As for covering the lids up, as long as the cover is 'visible' or known id go for it - just dont bury or tarmac over them.

ken, they kind of 'hedge' my trading anyway, habitually im a LTH usually so got both methods covered at the moment. as you say no loss till i sell em either.
