shareholders are being shafted right across the ftse , loyalty for long term holders is nil ,as with this and lots of other comp who cancelled divi and stock piled the dosh are now making profits again and are now worried about about the image if they reward the shareholders when others are facing rising prices ,if this continues investment will fall and even daytraders will have doubt and that is no good for anyone. i doubt we see a special divi ,next ex divi listed is 2022 keep safe all

yll i didnt say i didnt make money i made alot of money ,i said i would have made more money ,and with your disbelief you have never and will never any idea what a good landlord or a very poor landlord is because you have never been there yourself .one example we had just referb a place ,the tennant walked tar from the beach into all brand new carpets ,taken a hot pan out of the oven and sat it straight on to the flotex flooring ,smashed the shower tray and door ,all in just 6 weeks so we managed to get them removed at great expence only to have the ccj judge make us pay them the deposit back as we had no proof it was them ,the before and after photos didnt count so stick that in your pipe , any way my point of raising myconcern of lloyds buying and renting is all of the above and i doubt that the house prices will continue to raise in the same manner for several years , which saved me from the fact that renters are a pain and it aint a bed of roses ,and houses where REAL people live only bring £550/600 a month now ,a certainly not 15 years ago

youre right yll i would have made more money [if i had the cash flow ] if i had just paids the banks ,kept the doors locked and never rented for a day, but i doubt with the best professionals [who cost a fortune] you will beat the i know my rights brigade without it costing a fortune out of the profits

i have sold my letting properties a while ago ,it was ok when if on the social the rent was paid direct , but that got stopped , after god knows how many ccjs and bailiffs costs ,new carpets nearly every change ,i couldnt take it any more ,i now make a good living doing the repairs[ caused by armpit tennants ] for fellow landlords whom i met at the small claims courts , most are getting out of the game , crazy for lloyd to even consider it

youre prob right , as my daughter has just reminded me ,but i pointed out everybody today has that the ability to do that ,i dont recall being able to being selfemployed i was glad to get a loan full stop , but during the 80 s my payments went up 50% from £120 to £180 a month she just laughed

if anybody has taken out a mortgage out thinking the interest rates were going to stay low then they only have them selves to blame if they cant afford it if interest rate rise , those of us who went through maggies reign will remember ,but having said that i also got enough interest on my savings to take a family of four to the med for a fortnight all in holiday

i totally agree hb , i have no faith in the bod to lookafter the share holders,its looking more like a lifestyle co for the bosses, i am holding most sub 40p and not adding until heading in the right direction which i think will only be when divi s paid and differed
