Nav is not strictly correct, if rents are rising , so is the nav . Also every asset sale is always above book value , again indicating that nav is higher than stated.

See this getting to 120p on recent news , market is buzzing for smaller sheds . Take out will be north of 140p , any one else agree / disagree.

Recent experience , I was putting a multi let into auction in the Bristol area , I told the tenants I wanted to sell up , they offer to buy the site , they formed a ltd co , got funds from Handles and now own there own units .
Another 120k sqft shed I own , tenant is due a rent review , approached me with a offer to buy, that values shed at £4.00 per sq ft rent x12 yp , deal with solicitors now .
My main exit from the market is selling to my tenants at around 12yp and my stock is nowhere near up to Hansteen quality . Smaller units will be the way to go as retail shops are closing and retail moves increasingly online from factory units , i have several hot food takeaway setups running from units around 2000sqft , that deliver and only take orders online .

Yesterdays spike up had a lot further to go , the amount of unfilled orders on buy side was huge . The price for some reason slipped a bit and the orders closed, may show point at which shorts cut out .

£13 m to raise £375m , I know it sounds mad but that is not that bad .
I raised £20m on a 5 yr mini bond issue for a property venture , total cost was £1.2m or 6% .
I looked at it as costing 1.2% pa for live of the bond.
It is nuts what it costs to raise money in this country.
