Dalata to open Clayton Hotel in Berlin in 2026 under 25-year lease

(Alliance News) - Dalata Hotel Group PLC on Monday announced plans to open a 274-room Clayton Hotel in Berlin in the second half of 2026, marking its second hotel in Germany and fourth in continental Europe.

The Dublin-based operator of the Maldron and Clayton hotel chains said the new hotel will be located in the Tiergarten area of central Berlin and will operate under a 25-year lease agreement with German real estate investment firm Deka Immobilien.

The building, formerly the Novotel Berlin Am Tiergarten, is undergoing an 18-month refurbishment and will relaunch as a full-service four-star hotel.

Deputy Chief Executive Shane Casserly said Berlin represents a key strategic location in the group's European expansion plans. "The fully refurbished hotel will be ideally positioned to benefit from Berlin’s rich mix of cultural, historical, sporting, and business events and attractions," he said.

Berlin hosted nearly 13 million visitors in 2024, with more than 30 million overnight stays. Dalata operates 56 hotels across Ireland, the UK, and continental Europe, with ambitions to expand its portfolio to 21,000 rooms by 2030.

The announcement comes amid takeover interest in the group. Last week, Dalata confirmed that Pandox Ireland DAC, part of a consortium including Stockholm-based Pandox AB and Oslo-based Eiendomsspar AS, had acquired 1.7 million shares in the company.

The EUR10.7 million purchase, made at EUR6.30 per share, about 539 pence, brought the consortium's stake to approximately 9.6%.

Dalata previously rejected a non-binding EUR6.05 per share takeover proposal from the consortium, saying it "materially undervalued [Dalata] and its prospects".

The group said it continues to engage with other interested parties under a formal sales process launched in March and urged shareholders to take no action. The put-up-or-shut-up deadline for the consortium is July 15.

Shares in Dalata were up 3.9% at 545.23 pence in London on Monday morning. Shares in Frankfurt were quoted flat at EUR6.35.
