Why would anybody buy a house builder going into a recession and rising rate environment? Let me guess the dividend, same as crxp like Vod and BT GSK and all the other decimated dross. Dividends for most of these will be cut then suspended. None of these share prices ever recovered after the brexit shxt show vote and with what’s happening now this ftse 100 dividend dross is heading back to 2008 lows.

Well to answer your question
PSN has cashi n bank with no debt.
Earned approx 106p per share in H1 (Jan to June 2022) and will prob do better in H2.
Recession - yes on the cards, but for how long ?
Looking to the future will PSN SP recover - short term probably not - long term - yes I think so.
PSN has good landbanks. uses a lot of internally made frames, has a flexibile work force - many self-employed.
dividend will be chopped - but still likely to offer over 5% as cannot justify current 17%.
I'll take my chances as a long term investment, as I am not a trader.
Csdi, from what I've been reading, house prices will get hit the hardest in 2023, but as you know it's just talk, good luck mate, we all need it right now

Dan, if this share goes back up to £1.50, you will be able to buy them a house, you never know. ;-)
Rob. The sp would need to go to about £6 for me to do that. Far better if house prices were more realistic, about 1/3 what they are now. Overpriced housing has been a disaster for most young people. Only good for property speculators. Buying a house should not be an investment, just somewhere to live.
Yes i agree Dan, it's tough for younger people to get on the property ladder, but very unlikely that will ever happen I think

Bit early to release the bulls yet. First wiat for 7pm to see if FED decide to upend the markets.
Meanwhile UK gov will cap business energy costs at the cost of £150bn. Paid for by more debt (money printing) more inflation and a destroyed pound. Germany is struggling with energy too.
VOD won't avoid general market bearishness and it's still in control.

Italy would be c. €11.6Bn ontop of Vantage €10Bn, Hungary, egypt, uk.... news says niel favours consolidation and network separation. Div in november while FED/ ECB plays out. Debt repayment schedule is weighted to medium long term imho

If Etisalat are indeed after the Brand, that has been valued at c$19.25Bn and ranked the 8th most valuable telecoms brand in the world according to this source

This reached 139.50 on the 16 feb 22, hopefully we will see a new high by next feb, as we will need 139.50 plus inflation just to stay the same, can we do it, yes, we can 1.50 at least, well i hope so? -:)
Be nice if you are right Rob, but I fear a long cold winter for all assets. VOD’s earnings may stay stable and it keeps paying a div, but if you are big money that moves prices, why park it in risky equity for a div when you can get 4.5% on a US treasury (and rising), with the added assumed bonus now of having you funds in dollars and being short the pound.
Big old mess to sort out yet so Feb23 will be too soon.
Still not selling my companies and just add to the best as they probably decline. I wouldn’t want to be trying to retire on equity gains in the next couple of years though.
Hi mole, i get what your saying, would be good to recover some losses here though, not a good time for any shares at the moment, let's hope something good happens to turn to things around, a bull market will come sometime, but expect we will have a long wait
