I totally agree, Luke. Before seeing them, I echoed your views on the other site. I bought a tranche on 23-Jan at 54.50 and am glad I did.
I thought todays RNS was a good update and written well.
I particularly liked the definition ‘care-based and healthcare REIT’ along with more clarification on the situation with My Space Housing Solutions, which I’m sure has been included to try and ensure the recent impact from negative news else where doesn’t cause the same in future. - if only some people didn’t paint everything with the same brush.
Bought myself some more this morning…. 10% yield at these prices what’s not to like?
Lucy: The problem with the bone which you and your new pals on the other site are still gnawing on is that it is devoid of meat, since the few morsels which it once had have long been consumed and are now being repeatedly regurgitated! Not a pretty sight!

There are no significant shorts (over 0.5%) showing on shorttracker.co.uk so I can only assume it's folks selling that is causing the continuing decline in the SP. Given the fragile environment around this stock (courtesy of HOME etc.) I guess it's not too surprising that investors are selling up at a loss (a significant loss for many) - even abandoning a current 10% yield. The discount to NAV is now around 50% - if the BoD don't do or say something soon to arrest this decline it's shortly going to be a case of 'will the last man out turn the lights off'!!

"The Regulator of Social Housing requires My Space to undertake a number of actions including the strengthening of its board, reporting on solvency and developing action plans with regard to compliance with the rent standard," Civitas explains. The company adds that My Space "always" paid rent on time every month regarding nine properties. "However, more recently rent arrears have occurred which are not material in the context of the CSH portfolio but which are being actively followed up," it ads.
As of September 30, 2022, My Space Housing represented 1.3% of Civitas's rent roll."
The above isn't ideal but they hold such a small. Stake with our revenue I dont see how it would be that detrimental.
I imagine once RSH get their claws in, the payment will be made, and then we wont continue our agreement with My Space.

You pay the initial 0.5% stamp duty but after that any profits are in the tax wrapper

Thanks for that. Different rules for REIT's, of which I was unaware. Now aware and in future I will beware!
If you hold your shares in a normal trading account you will pay tax on the dividend.
Dividend Declaration
The Board has today declared a second quarterly dividend for the period from 1 July 2022 to 30 September 2022 of 1.425p per Ordinary Share as part of the previously stated dividend target of at least 5.70p per Ordinary Share for the year ended 31 March 2023.
Just checked my Barclays acccount and I've been paid 1.14p per share instead of 1.425p
Close but not correct. Fat fingers somewhere?

I keep accumulating these shares. My view is that at this price CSH is incredibly good value. 9% divi (paid quarterly). In addition the share price is rediculously low, which A: minimises the risk of further devaluation & B: offers the prospect of an upward trajectory toward a more representative value. Let's say that over the course of three years, the share price reaches 75p (sounds reasonable to me). This is 21% growth which is 7% average/annum. 9%+7% = 16%/annum. This is why I keep accumulating!

@Lucy: I'm happy to listen to any proof that you have regarding CSH being a fraud. I'm open-minded to the idea that I'm wrong. Do you have any proof? How did they rig the independent IFRS property valuation to increase if the properties are genuinely worth only 1/3 of what they paid? I don't see any evidence at all. ShadowFall has thrown mud at lots of companies and most hasn't stuck.
I agree, there are some very odd looking things going on with HOME. But that's a different company.
Oh come on Lucy, you've had your fun, hopefully made a few quid from your short position, but time to move on now and leave us bagholders to suffer without rubbing proverbial noses in it. If this is as you say some sort of fraud (in spite of all the evidence to the contrary), then I agree we fully deserve to have our shirts lifted. But until then at least let us enjoy the extremely attractive dividends that any remaining shorters have to contribute to - who knows after just 11 years (I believe a relatively short time for long time investments?) at c.9% anuual payments we will be in here for nothing

Shadowfall already 'exposed' this alleged fraud for their own benefit. But guess what the powers that be clearly think it was a load of BS and have taken no action. What a surprise! Better minds than you (i.e L&G investment managers) will have looked at these accusations and presumably dismissed them as BS. Your agenda is clear - you probably have some involvement in this sector and you have a personal beef with CSH - get over it. You are like a stuck record.
