We did forecast a possible return to the ftse 100 some time ago Dav .It looks a certainty now .Being away has complicated things a little. Have not received an allotment letter yet.I have a little over 100 000 shares could anyone give a figure on how much money they would want to buy the rights .This has shown up my folly for keeping only one share as otherwise could have sold some shares to buy the rights with .Any advice welcome on options available to me .My holding is within a sipp .
moorhey, good to see someone else on this board. Segro have had a good run under David Sleath. I use to work at Segro and left just after Sleath joined so never met him, but I still do have contact with a couple of the development managers who still work there. Yes definitely an ambition of DS to get into the FTSE100. Agreed they were still a little short before the placement, the lowest ranking I saw was 100 and to gain automatic promotion the SP a couple of weeks ago needed to be in the order of 450p. Extra funding for further developments will no doubt push them ever closer.
radvalve, excellent hope the weather is doing the decent thing! I guess it depends how long you are in New Zealand. I am certainly going to apply for my entitlement.

I expect this has been in the pipeline for some time, and the timing was possibly to give a boost to the shares once they had been promoted to the FTSE100. Unfortunately, they just missed out on that promotion, but the deal was going ahead anyway. There is absolutely no way that Segro will not be promoted into the FTSE100 at the next opportunity now, and that has to be good for the SP.

Hi radvalve, meant to have replied sooner and todays news has prompted me. Results were good and nice to see the final divi being increased by 5.7 pc to 11.2p per share. I still hold my free carry of 2500 shares and did have a £5 target to sell. A friend of mine who also owns this stock was also very tempted to sell at the this level, avergage broker targets are about £5 and one new paper report I read, had fair value rating. Despite the disapointing share dilution in the second half of last year its been a good rise recently in the SP and SGRO are as of yesterday the 106th largest company listed in the uk
reported this morning............... The independent valuation of SEGRO's assets as at 31 December 2016 indicates a like for like increase in the value of its portfolio during the year of 4.8 per cent, or 3.0 per cent in H2 2016. This is a result of a combination of strong rental value growth in the UK portfolio, supported by modest yield compression (which reflects active management of our assets as well as strong investor demand for good quality warehousing), the generation of development gains in the UK and Continental Europe and an uplift in the value of a former industrial estate in Park Royal which SEGRO has conditionally agreed to sell to a residential developer. Factoring in the total valuation uplift, as well as the impact of the equity placing in September 2016, SEGRO expects its EPRA NAV per share at 31 December 2016 to be at the upper end of the range of analysts' estimates1.
Errr time to watch the sp plummet................. Perhaps a good time to buy in? or to much risk with current uncertainty.
Hi Dav it is a volatile market I agree but the gap between nav and share price is much bigger than their peers .Should have gone with my hunch and got into the miners .Hope the share price stays low until I have reinvested my divis.Happy hunting
The chartist on the bettertrader link suggest the fall in the ftse 100 is far from over and is predicting steep falls very shortly even citing a low of 4000!! Obviously no one really knows, however the outlook for the next year or two is decidely becoming more negative. Could be time to sell some and then buy back in at a lower price?? At the moment I continue to hold.
Nothing much wrong with the company IMO. Personally think the news out there of "storm clouds gathering" negative interest rates, falling Chinese output, migrant crisis, Japan, Russia, Brazil etc. in recession, the US economy faltering all of which will drag down SP of many if not all leading companies over the next few months / year or two. Recessions historically occur with regularity and apparently we are over due one?. My share purchases this year from late Jan have done really well, all four of them RRS, FRES, HOC & CEY all over 30%. Taken profits in HOC and considering the others. All gold / silver miners though which have out performed all other asset classes this year so far. Overall a mixed bag, been a disaster with AUE another mining company at one point down over 80% but has recovered a little since. However more than doubled my profits with EDEN.

Hope I can retire early with this share. Dav hope your other shares doing well too.Only downer for me is the discount to nav.But continue to reinvest divis so in a way it helps as I can buy more shares

2015 for me was a good year banking 10.4k profit. Now holding 2450 free shares in which I intend to continue to hold.
Hit the return button by mistake. Meant to have said, yes a great well run company. Not sure though with the selling of the Slough A4 Bath Road Offices. I realise they are fully let, but to me they are the crown jewels of the Trading Estate. What was Europe's largest Trading Estate they have sold over the years, the power station to SSE and the Retail Park also on the main A4 Bath Road. The company recently focusing on Data Centres, Warehousing, could come unstuck, should the market change direction in future.
Worked there myself as a graduate and for over 16 years. Left 2006 but still have contact with a couple of guys who still work there.

Good to hear from you Moorhey yes managed to build up a big holding in sgro .I bought back into it at a very low point in 2012 at £2.25 .It was trading at 40% below its nav and I thought it was good value so filled my boots .Still think it has a little more upside but should diversify .I will have a look at OPAY and hope it all goes to plan for you .
Some good chat from radvalve and Davbro68. SGRO forms 10% of my SIPP and, while my holding is nowhere near as large as radvalve's, the company is doing me proud. A long term hold for me with additions along the way on SP weakness when it comes (topped up at 410 in early July). Looking to diversify my SIPP, so always glad to read the comments of others, but I also find the investment strategy of others interesting. Sir Clement Freud (being a fan of horseracing) wrote that when placing a wager the stake should be large enough to make you wince if it loses - otherwise the wager is a pointless exercise. So I find it very interesting that radvalve has gone in deep on SGRO. I have made a large investment on my SIPP in OPAY (10000 at an ave of 188) and, if all goes to plan, I'm hoping it'll be a 5 or even 10-bagger within 5 years. All the best.
Thanks for the reply Dav sgro continues its slow burner rise .I am not too worried about China it is a correction the pace of Chinas rise had to slow .In my opinion the Chinese worker wants a little more his days work and the western worker has to settle for less .So a merging of the economies is taking place .At the end of the day whoever produces needs the commodoties and it gets harder to get out the ground yearly .The dividend of the big miners could be cut .Have to have a look at pets at home and aue and wish you the best with your investments
