Based on a bid price valuation, the unaudited net asset value per Ordinary

Share of the Company as at 11 January 2008 was 173.99 pence.

This is based on 32,558,180 Ordinary Shares, being the issued capital of

33,998,180 Ordinary Shares less 1,440,000 Ordinary Shares held in treasury.
