Town Centre Securities PLC06 October 2006 For immediate release Friday 6 October 2006 Town Centre Securities PLC ("The Company") Directors'/PDMR Shareholding Notification of Director's exercising share options The Company announces that on the 4 October 2006 Mr James Crawford, InvestmentDirector, partially exercised his option over 23,250 Ordinary shares of 25p eachin the Company granted to him under the 1994 Unapproved Share Option Scheme atan exercise price of 105.5p per share, representing 0.042% of the issuedordinary share capital of the Company. Mr Crawford has also surrendered hisoption over 26,750 Ordinary Shares of 25p at an exercise price of 105.5p pershare. These shares will be cancelled by the company. Mr Crawford is now beneficially interested in 315,300 Ordinary shares,representing 0.571% of the total shares in issue. In addition Mr Crawford hasremaining options over 45,227 shares. Furthermore, on the 4 October 2006 Mr Edward M Ziff, Chairman and ChiefExecutive partially exercised his option over 20,000 Ordinary shares of 25p eachin the Company granted to him under the 1994 Unapproved Share Option Scheme atan exercise price of 104p per share, representing 0.036% of the issued ordinaryshare capital of the company. Mr Ziff is now beneficially interested in 7,547,592 Ordinary shares,representing 13.679% of the total shares in issue. In addition Mr Ziff hasremaining options over 42,727 shares.
