Interim Dividend

The Directors of Standard Life Investments Property Income Trust Limited have declared a special dividend in respect of the year ended 31 December 2009. The special dividend reflects the surplus earnings, before exceptional items, over the annualised dividends of 4p per share based upon the unaudited accounts. The Board have decided that the payment date should be prior to 5 April 2010.

Ex-Dividend Date - 10 February 2010

Record Date - 12 February 2010

Payment Date - 26 February 2010

Dividend per Share - 0.25 p
