What's the relevance / possible purpose / of someone feeling the need to include in the narrative :-

Foxys are moving more towards volume at lower prices.

I reckon it's more the fact that mortgage price competition is hotting up, and coupled with the likelihood of more interest rate cuts then the playing field is looking more attractive. That said we still need to navigate this Wednesday's likely shenanigans without any serious curveballs

The companies you quote DON'T hold a 50%+ stake in Foxtons, and you conveniently swerved other posters' questioning your claims of the size of the Vanguard holding.

I'd bet a pound to a penny there's no bid forthcoming this week, albeit I can agree that the market is very likely to mark down this week's trading update.

My observations would be that our CEO has (sort of) gone to ground ... I wonder when any further acquisitions are likely to occur ... And, most importantly, the impasse that is pervading much of industry and the property market in advance of Rachel tweaking her dodgy abacus isn't likely to shift significantly until after late November. Tentatively, I can see subsequent upside ...

I don't think it's all doom & gloom.

Whilst I can't comment on the movement from last year, I've just revisited some branch numbers analysis that I posted here on 26 Aug (6 weeks ago).

My findings in a random dozen or so branches suggest that in total there has been little or no reduction on properties for sale, nor in those under offer, since that point in time.

Whether they are the same or different (properties) is unknown, but I felt it encouraging that over the last month and a half, at a time when uncertainty in many areas ahead of the Budget ramps up, that the numbers remain as was ...

I too looked closely at the Yahoo page prior to 8am and the only volume there was the 474k, one of the tranches that was reported after hours yesterday.

I'm not a disbeliever my friend, but this whole area is far from transparent or meaningful (imo).

... Yes there are times when the reported share numbers are high, but they don't seem to 'stick'.

The reported number for today as at the time of writing is 252k, which matches LSE Foxt Chat.

Clarity needed by someone ...

'Adequate to satisfactory' is a fair summation.

As I said last week, only confirming that the last 5 weeks of H1 has been 5% yoy ... Which means that to get nearer to the top end of 5 - 9% for the FY will require double digit growth in H2.

I rather feel that the 'turnaround' is starting to drag it's feet somewhat, and ahead, the spectre of diminished market sentiment and the Autumn tax raid might just mean our path to a higher SP is wishful thinking ...

At the AGM Mendelssohn cited YTD growth of c.5% as at 25th May, leaving 5 more trading weeks to the end of the half year.

The forecast growth for F'25 has consistently been targeted between 5 - 9%.

So on that basis I can't see any huge upside being reported next Tuesday, and (only) reiteration of previously forecast performance going forward isn't likely to be well received.

Last year a trading update was issued on 18th July, followed by H1 results on 15th August.

Mainly because of their tangible tie up & performance with MGM.

For me our next trading review at the end of this month is pivotal to future medium term direction.

The small number of random retail outlets I've visited suggest that shop presentation has improved, whether the cabinets roll out has improved revenue will also be interesting to see in due course.

This morning's RNS supports such things, and I'm sure a lot more ...

The timing is interesting; you'd have thought SW would have bought in after the FY results, and when the price was lower.

There are things afoot I reckon, and it wouldn't surprise me to see more insider dealing in the not too distant future.

Only 1% up yoy in the 13 weeks to the end of Q1 ...

But 4% up yoy in the 17 weeks to two thirds of the way through April.

I just fail to see or understand how that can be 🤷🏼‍♂️

Makes no sense whatsoever to me.

Grand National was 5 Apr this year, 13 Apr last year, so both in the same time period.

Can anyone shed any light on this?
