The price of the dividend is taken off the share price at open on the ex-dividend day. butb in a rising market like we have today the share price can be and is higher. Look at PSN today up 2%, Barratt up 2%. If it wasn't ex-dividend day today we would be up 5p.

When the customers bought the Leasehold houses wasn't it the job of that persons conveyancing solicitor to read through the T&C's ?
Also, I thought these customers were given the chance to buy the houses freehold at a slightly higher price.
I can view on Rightmove sold prices the houses sold on site near me several years ago and some were sold Leasehold and some Freehold at the same time.

As you probably know the 1p Divi announceed from Barclays and 3p from Natwest are Final Dividends for 2020.
They will be ex-dividend on 25th Feb (Barclays) and 25th March for Natwest. These are not 2021 Dividends.
Are you suggesting that the the next Dividend for HSBC (Final for 2020, ex-divi March) will be 21 $.cents or are you suggesting that we might get 21 $.cents for all of 2021. In which case what do you think the Final for 2020 will be ?
