Yep that's it .. easy calculation is the take 2% off the annual rate. 7.88% yield would be useful benchmark. Some Trusts charge less and yield more but if you want property exposure it is limited.

The fees aren't cheap 2% per annum...NAV reflects the underlying asset value not the Divi.

This has been known since 31st July when the FCA announced it ..The market II's repriced it at that point not today. It is retail re-pricing it today on the back of a new article which is so typical of retail investors. The market is forward looking and I've been buying ....

I have read it in detail and what you cannot see is that they do not mention anything other than a fund raise which will be equity based to ensure that their is a ROI for the funders. That is the positive scenario, the worst case is CLN issuance. The tax credit is a red herring IMO -good luck
