Revenues up, profit up and debts reduced. Two brokers recommending buy. Hoping this will be a good recovery play. GLA
This is from the RNS announcing the deal in 2006 ' In return, Northacre's involvement will include fee income from Development Management and Architectural Services, as well as an entitlement to profit share, ranging from 5% to 50%, dependant upon the performance of the development returns.' Given the selling price per sq foot of these apartments has more than doubled and build costs are on target, the level of profit share should be way over the 5%.( Even if we take the extremely pessimistic, worst case scenario of 5% NTA shpuld get around 10 mill - still not bad for a co. with 10mill market cap) Broker note for MNR assumed 40% going to NTA - which could give them around 80 million.
Don't think MNR could buyout Northacre unless they made a very good offer. The profits from the Lancaster site could be as high as £200 million. With a 40 % share (broker assumed figure) going to NTA - that could give them £80 million - about 10 x its present market cap. Probably why directors were adding to holdings recently. Looking at recent interims and figures on their shareholder site - can't see anything that warrants any fears of them not surviving - especially as interest in Lancaster apartments is so high and sales at a premium going through. Are you out of MNR now or just hedging your bets with NTA?
Broker note for MNR published on ADFVEN thread on Saturday assumes a 60/40 split of profits which would give a return to NTA way over its market cap.

Daniel Stewart has had a target for these of 135p since May 2009. With recent capital raising through institutions at 80p. + the latest results I'm going to hang on to these as I think further gains are there to be made GLA
