The first charge to CLP is Eur2.68 (£2.4m)

Surveyor had assigned a valuation of EUR3.86m (£3.46m) to the land. However, the auctioneer has fixed the base price for the auction at EUR2.61 (£2.34m)
Assuming land is sold at base price EUR2.61 (£2.34m), CLP will recover Cash of over 90%, of their £2.4m first charge.
If land is sold for more, which is obviously better for CLP they can recover 100% of their first charge in cash of £2.4m.
Plus any additional funds can clear any creditors below the first charge. Making way for CLP to recover what they are owed on the creditors list too, which is EUR8.21m (£7.35m)
Total Owed to CLP: £2.4m + £7.35m = £9.75m
Current Market Cap of Clear Leisure (CLP) is £4.2m, share price 0.825p
If first charge amount is recovered, which is highly likely at auction, share price 55%+ up to CLP
If they can recover all that is owed £9.75m, then 230%+ up to CLP
