I had one smart house in the UK rented out to a guy who basically financially abused me for many years. He paid on average 8 months & missed 4 months in the year. Some years paid 9 months & missed 3 on the promise of all the arrears being paid.

I eventually got him out of the house & had to write of all arrears and he wrecked the interior of the property....cost 50K plus a garden make over because the tenants dog used it as a toilet.

Grass hadn't been cut for two years.

The guy was in the pub every night spending my rent arrears & he had a good job, unfortunately a tenant who knew how to screw a landlord.

For balance ....there are many decent tenants, I had a rotten apple.

Now we rent properties in Asia where tenants have contracts of 12 months rent up front plus 3 month bond.

Some contracts are 24 months up front rent Plus 3 month bond.

The bond is only returned when the contract expires & a full inspection of the property.

I agree with your thoughts the economy & housebuilders......however, there's money to be made buying the dips and top slicing the highs.

I've never got the timing right, always goes lower or higher with my buy/sells.....that aside if I can make 5-10 & 15% swing trades, then over a year those trades really do add up.

On the down side I've taken several hits with VTY & out with a loss.
