LondonMetric leases Tyseley development to mystery retailer

(Sharecast News) - Property group LondonMetric has leased its Tyseley development near Birmingham to an unnamed retailer on a new 15-year lease at an annual rent of £1.6m.
LondonMetric said on Tuesday that the 120,000 square foot last-mile logistics warehouse would mark the completion of the Tyseley development scheme, which will now extend to over 250,000 square foot.

The FTSE 250-listed group highlighted that the rent of roughly £14.0 per square foot reflected "a very low site cover" of 24%, which accommodates the occupier's need for vehicle parking and movement.

"Planning consent has been received and construction is expected to commence imminently with completion anticipated in summer 2021," said the firm.

LondonMetric also noted that the warehouse would target a BREEAM Excellent rating and was designed to allow the occupier to adopt a fully electric vehicle delivery fleet.

As of 0815 GMT, LondonMetric shares were down 0.81% at 219.80p.

LondonMetric Property PLC - London-based property investor - CT Property Trust Ltd, a real estate investment trust, formerly known as BMO Real Estate Investments, is now part of LondonMetric, following Monday's completion of the acquisition. In May, it agreed to be acquired FTSE 250-listed LondonMetric Property in an all-share deal worth GBP198.6 million. LondonMetric Chief Executive Andrew Jones says: "This opportunistic acquisition will benefit both sets of shareholders and provide greater liquidity. We will immediately begin to integrate the CTPT portfolio assets and work towards disposing of assets that are deemed non-core to our strategy."

LondonMetric Property PLC - London-based property investor - Completes the acquisition of CT Property Trust Ltd. This follows a court hearing on August 7 at which the scheme to facilitate the takeover was approved. CTPT is a real estate investment trust. In May, it agreed to be acquired FTSE 250-listed LondonMetric Property in an all-share deal worth GBP198.6 million. LondonMetric will issue 0.455 of a LondonMetric share for each CTPT share, valuing each CTPT share at 85.5 pence and giving CTPT shareholders a 9.7% stake in LondonMetric.
