At the half year report the gross debt was £673m and yet there is no mention of where this debt has gone in this RNS! If this debt is staying in the holding company then the £678m of preference shares will just cover the debt with nothing left for ordinary shareholders and only pence in the pound for pref shareholders. I'd have expected a split in the debt with mortgage debt linked to property and some debt at the corporate level. We need to know what the expected return would be assuming all obligations are met, I'm not going to vote for something that guarantees a 100% loss!

I don't but there's an increased risk that post de-list a share consolidation could take place. Shaking out smaller holders.
For Pref holders the interest accumulates in the background.

No you still hold shares in RPG, RPG has written a put option, an option to sell, it's Cyprus holding company shares to the Russian management team with the transfer of any monies back to RPG and holding £678m of prefs in those assets bearing a mixed range of coupons ranging from 8-15%.
Shareholders left with nothing, directors take the assets, that’s my read.

New research note from Equity Development today (see link below).
The H1 21 results provide further confirmation of a robust underlying (local currency) operational outlook, underpinned by an inherently resilient and stable asset base. Property values rose on the back of higher rents and continuing demand for a diminishing pool of available vacant space. That momentum is arguably building, with vacant space at a premium and a limited pipeline as development is discouraged by the risks associated with escalating construction costs.

I hold through IG who should be giving me to do this but they simply do NOTHING -don`t even respond other than some girl in customer service who has tried to get corporate to do so. not good enough; it is hard to even know if anything is taking place. I do think this investment has potential and we just need the rouble to strengthen and why not ? the uk economy is hardly strong and the Us both kept going by borrowing /money printing.
Raven Property has removed a perceived drag on its equity and uncertainty. That should bring focus back to the positive dynamics of its predominantly Moscow-based warehouse and logistics portfolio, and attractive yield on its shares.

After good results yesterday, updated research on Raven Property Group just published: with Russian economy recovering and strong warehouse demand from supermarkets / e commerce groups, a 29% discount to NAV for shares looks excessive.

current market capital is 44million, does that not make the shares worth close to 55.2p
