Most people bought this during the pandemic I am still up 26%, as I expect most people are.
Read their annual accounts ...they boast about the successful sale of Hawthorne Leisure ..loosely translated this means they had to get rid of a disastrous investment of theirs which resulted in 50% of the value of the company being destroyed ..
Just check out the directors bonuses ..I suggest you all put your money into a piggy bank

Unlikely I know, as they haven't asked the shareholders but still as smorrisjones has said selling a retail park which are the best performing in the retail sector is not the obvious thing to sell.

Just noticed this retail park is currently up for sale. I thought we would be retaining retail parks.
It's beginning to annoy me as well. I only have this in my sipp now and I need to take out some money each year. If I still hold it by March 2023 it's getting sold.
I agree, I somewhat worry slightly as I can’t see where any meaningful growth is going to come from either without issuing more shares to raise significant capital. The UFFO is very low considering what it was three years ago.
If the next update is somewhat disappointing and dull I will be considering selling my 60,000 shares or so, as I feel there will be a far greater return in growth stock that have lost a significant amount of value recently.
This is way to volatile for a reit.. board needs to get a grip and show value to the shareholders of this company..
I am fairly certain I haven't given any inclination that I think I know it all.
But anyone who can't understand the benefits of buying and cancelling shares when the price is significantly below its actual value (called NAV Zac) should not be investing in the stock market. Specially when it's been spelt out to him enough times.
I learned long ago that calling anonymous people names, and sitting waiting for their replies is a complete mugs game. But it's nice to watch sometimes when people who claim they know it all resort to being children. Bring it on guys. Falls count anywhere in the building.

So companies commence buy back programmes on the basis of their share price?
And I thought it was something to do with the level of free cash flow or cash from the sale of an asset sitting on their balance sheet.
They've missed a trick here, they should have started one last week at 77p.
So, what is it?
Is it a low share price or something else that drives their decision?
I fully understand the point of buybacks just not clear as to the driver. Or maybe that's not what you're not clear on!!!!!

You shouldn't be investing in the stock markets if you don't know what the point of buyback is.
