The risk of nav falling further through this recession is probably the main driver of a poor share price. Also, the company now needs to prove itself after the catastrophic last 3 years of business performance. There’s been no clear indication of how the company is to intend to grow either which investor are probably looking for. The next update will be interesting for sure.
Lost why this is so unloved
I really do hope they start a strong share buy back programme soon.

As REIT's go this feels like it's a safe one - good tenant mix in the "discount" section of the market, LTV is low and room for some deval, no interest rate exposure and no debt doesn't mature until 2028! But WTF do I know - I thought it was cheap at 90p haha!
Hopefully the disposals in the offing are at or above most recent NAV. I for one wouldn't mind if we sold the lot at NAV and we got left with a £1.30 distribution.
I can't find any reference to the sale of the Wakefield shopping centre?

At least they are one of the few shares that are up today. It implies the market is happy with the price.
Are they saying they are selling below NAV?

They could be running down the company. IE return capital to shareholders.
Although unlikely as they haven't asked for vote on it.
Despite that I think its possibility.
Looks like NRR are selling off another asset at a significant loss in Wakefield. The Ridings Shopping Centre. 7m apparent sale price God know what’s its valued at in relation to the current NAV. It just goes to show how poorly managed this company was and still probably is if we are selling off assets at this price. I Personally won’t be buying any further stock as I just can’t see how then can out hole they are in and how they are going to expand without a significant Capital raise.
I rarely look at this MB now either.Months since there has been a good analytical point.

They certainly do look cheap. I am still up 15% from purchase during covid.
They are definitely a bargain something I am always looking for hence no point in selling.
Would think they are worthy of a takeover or merger at this price.
Can't see a recovery any time soon though!

Not holding and not looked at these for a while. Sold out when they got rid of the pubs. This is getting near to the Covid lows so may be worth a good look if it moves lower. Too much fighting on this MB though!

You should try not to let the way your parents abused you, influence the way you talk to others. They obviously let you know you were not living upto there expectations by making snide and condescending remarks to you. On that basis you believe you should do the same albeit from behind computer screen. I doubt you would do that to someone face...its called cowardice by the way. As an aside i doubt you have sold off your Newriver shares.
As to candidinvestor not only was his remarks not tongue in cheek he has made the same remarks again but just put differently. Suggesting he is a better investor despite investing in evraz and holding at 238p and not knowing why they were falling to....nill!! In fact you appear to be consistently making loss on mining shares. Yet thinking you should tell others they are poor investors.

I only invest for dividends and try to take a laid back view of everything. Got rid of most NRR long ago. Quarterly dividend companies used to be so predictable until idiots started trading them and trying to influence others.
No idea what our friend is saying because I blocked him. Takes everything way too serious and way to personal, probably spends every night kicking the dog, I hope he has a dog, because I would worry about his wife.

As always though , beneath the humour is an underlying message ..yet another board of directors wiping off well over 50% of the value of shareholders investments in the past 3 years and still managing to put a boastful spin on it ...( which idiot decided it would be a good idea for an REIT to acquire a chain of pubs !.)
Kind of explains why the FTSE ended the last century at an index value of 6930 and here we are nearly 23 years later with an index value of 7159...yes I know about dividends but you get the message hopefully
