LAND SECURITIES GROUP PLC

VOTING RIGHTS AND CAPITAL

In accordance with the FSA's Disclosure and Transparency Rule 5.6.1, Land Securities Group PLC notifies that, as at today, its issued ordinary share capital consists of 772,772,972 shares of 10p each, of which 5,896,000 shares are held in Treasury.

The total number of voting rights in Land Securities Group PLC is therefore 766,876,972 and this is the figure that should be used by shareholders as the denominator for calculations by which they will determine if they are required to notify their interest in, or a change to their interest in, Land Securities Group PLC under the FSA's Disclosure and Transparency Rules.
