Town Centre Securities PLC23 May 2006 For immediate release Tuesday, 23 May 2006 Town Centre Securities PLC ("The Company") Director/PDMR shareholding The Company received notification today that Mr Edward Ziff, Chairman and ChiefExecutive, partially exercised his option over 10,000 ordinary shares of 25peach in the Company granted to him under the 1994 Unapproved Share OptionScheme, at an exercise price of 104p per share, on 22 May 2006, representing0.018% of the issued ordinary share capital of the Company. Mr Ziff intends to retain these shares and as a result is now beneficiallyinterested in a total of 7,526,958 ordinary shares, representing 13.58% of thetotal shares in issue. In addition Mr Ziff has remaining options over 62,727shares. In addition the Company received notification today that Mr Richard Lewis,Development Director, partially exercised his option over 15,000 ordinary sharesof 25p each in the Company granted to him under the 1994 Unapproved Share OptionScheme, at an exercise price of 116.5p per share, on 22 May 2006, representing0.027% of the issued ordinary share capital of the Company. Mr Lewis is now beneficially interested in 256,452 ordinary shares representing0.463% of the issued ordinary share capital. In addition Mr Lewis has remainingoptions over 133,667 shares. In addition the Company received notification today that Mr James Crawford,Investment Director, partially exercised his option over 15,000 ordinary sharesof 25p each in the Company granted to him under the 1994 Unapproved Share OptionScheme, at an exercise price of 104p per share, on 22 May 2006, representing0.027% of the issued ordinary share capital of the Company. Mr Crawford is now beneficially interested in 291,416 ordinary sharesrepresenting 0.526% of the issued ordinary share capital. In addition MrCrawford has remaining options over 95,227 shares.
