Teesland Advantage Property Inc Tst16 October 2007 16 October 2007 Teesland Advantage Property Income Trust Limited ("TAP" or " The Company") Net Asset Value as at 30 September 2007 TAP, the listed UK commercial property investment company which is advised byTeesland Asset Management Limited, now part of the Valad Property Groupfollowing the recent acquisition of Scarborough, Teesland plc's majority owner,reports its Net Asset Value ("NAV") on a quarterly basis; TAP's unaudited NAVper Ordinary Share as at 30 September 2007 was 113.0 pence compared with 119.28pence at 30 June 2007. The NAV figure incorporates the external portfolio valuation at 30 September2007. This valuation showed a 2.35% fall on a like-for-like basis over thequarter. The NAV attributable to Ordinary Shares is calculated under InternationalFinancial Reporting Standards (IFRS"). The portfolio will next be valued as at31 December 2007 with the NAV published in January 2008.
