Acquisition of a new primary care medical centre

MedicX Fund, (LSE: MXF), the specialist primary care infrastructure investor in modern, purpose-built, primary healthcare properties in the United Kingdom, is pleased to announce it has contracted to forward fund a refurbishment of a primary care medical centre as well as an extension to provide a new pharmacy in Middlewich, Cheshire, with practical completion expected in December 2012.

The property will be let to one GP practice on the basis of a 25 year lease, subject to three-yearly rent reviews to RPI and a pharmacy by way of a 21 year lease, subject to three-yearly rent reviews to RPI. The total acquisition cost of the property is anticipated to be £1.9 million.

The MedicX Fund's total property portfolio now comprises 74 properties throughout the United Kingdom of which 63 are complete and 11 are under construction. The annualised rent roll for all properties is now £18.4 million.
