Notification of Transactions of Directors and persons discharging managerial

responsibility ("PDMRs")

The Local Shopping REIT plc ("the Company") announces that on 12 January 2011 it was advised that the trustee of the Company's employee benefit trust, LSR Trustee Limited ("the Trustee"), made the following awards to executive directors and PMDRs under the Company's Long Term Incentive Plan ("the LTIP"):

Ordinary Shares of 20p each subject to award

Directors:

Nicholas Gregory 619,905

Michael Riley 619,905

Victoria Whitehouse 186,821

PDMRs:

Christopher Moulden 186,821

William Heaney 84,918

The awards may be exercised by the recipients after 30 September 2013, subject to the rules of the LTIP and to prior achievement of performance conditions determined by the Company's Remuneration Committee. The persons listed above therefore have a beneficial interest in shares held and to be acquired by the Trustee, subject to the rules of the LTIP. No money was paid for the grant of the awards.
