ISSUE OF EQUITY

The Board announces that Drum Income Plus REIT plc (the "Company") has issued 1,607,090 ordinary shares of 10p each (the "New Shares") conditional only on admission to listing on the Official List of the UK Listing Authority and to trading on the main market of the London Stock Exchange. The New Shares, which rank pari passu with the Company's existing shares, are being issued at a price of 100 pence per ordinary share.

Applications have been made for these shares to be admitted to the Official List of the UK Listing Authority and to trading on the main market of the London Stock Exchange's ("Admission"). It is expected that Admission will become effective and that unconditional dealings in these shares will commence at 8.00 a.m. (London time) on 24 February 2017.

Following Admission, as a result of this allotment, the total number of ordinary shares in issue will be 38,201,990, and the total number of voting rights in the Company will be 38,201,990.

The above figure may be used by shareholders as the denominator for the calculations by which they will determine if they are required to notify their interest in, or a change to their interest in, the Company under the FCA's Disclosure, Guidance and Transparency Rules.
