unhooked i understand your frustration but i do believe that you will see a rerating of this stock in the near future.
the progress of this company is being held back by the decline in the the overall negative sentiment to the house building sector this will change and lets face it the dividend is more than enough to keep share holders happy while they wait for the inevitable rerate of this stock. jmho
results were at the higher end of analysists estimates just as the company had stated.
and with the economy - interest rates- and inflation putting households under increasing pressure i can only see mony services being in more demand over the next 12-24 months.
in fact i used the sight only last week for my car insurance after being quoted a 28% increase on my policy with saga saved myself £200 happy days.
got my 3yrs renewal quote this week with no claims and the same car they quoted me a increase of 28% on my policy.
this led me to money supermarket where i got a quote with the AA at a 19% discount to the policy i have had for the last 3 yrs with saga.
i contacted saga to see what they were prepared to offer but they could not get within £200 of the AA quote. so its buy buy to saga from me . 28% increase !!! shocking.
yes it does seem very strange to me as well.
they kept the best and most profitable part of the business and are expanding it.

i'm in at a touch over £2.10 been waiting for a dip with this one as i think it could be very good in the medium term. happy to hold as i'm not a trader.
yes i agree that trade never did appear however i added some more yesterday and it appeared in no time.
never mind results are good just got to wait for the full year results to come out then i think we will be seeing our first dividend being paid jmho.
