I don’t want to agree as I am a shareholder, but I think this is a dead duck now. The FCA have screwed us. The poor management has screwed us. The amount of money that has been pumped into NSF is unbelievable with no shareholder returns whatsoever. All the directors will be ok though. Still get paid and get a bonus probably. They should never be able to run a company again as far as I’m concerned.
Looks like NRR are selling off another asset at a significant loss in Wakefield. The Ridings Shopping Centre. 7m apparent sale price God know what’s its valued at in relation to the current NAV. It just goes to show how poorly managed this company was and still probably is if we are selling off assets at this price. I Personally won’t be buying any further stock as I just can’t see how then can out hole they are in and how they are going to expand without a significant Capital raise.
The company will flurish in the next 5 years and so will the share price
I must agree the communication from the company is despicable. Still no resolution from the FCA. Priced to fail and I’m pretty sure it will fail now.
The value that the Board has diminished is completely despicable and shameful.
Just noticed this retail park is currently up for sale. I thought we would be retaining retail parks.
I agree, I somewhat worry slightly as I can’t see where any meaningful growth is going to come from either without issuing more shares to raise significant capital. The UFFO is very low considering what it was three years ago.
If the next update is somewhat disappointing and dull I will be considering selling my 60,000 shares or so, as I feel there will be a far greater return in growth stock that have lost a significant amount of value recently.

Be considering a share buy back now with the low share price. It would be a great way of returning shareholder value to. Increase the nav and dividend. Can’t remember when the next update should be ?

It will probably drop further up to Christmas and when the recession hits around Christmas. I just look at it as an opportunity to buy cheap stock for a decent return in the next 5 years.
I still hope they buyback shared although I think they are retaining cash to manage they’re LTV through the recession.
I Agree with you mate. Would be my best option and most shreholders to ti would imagine. Specially at such a discount to NAV at the moment.

A buy back would suit my adgenda. Next couple of years will be interesting for sure. A lot of companies are buying their shares at the moment.

Currently I believe NRR are allotted to purchase 10% of the outstanding shares. They may of course be able to apply to buy more back which may return some capital value to shareholders.
Finding high yield retail parks will now be a great challenge as everyone is looking for them. They would be better off buying a site and building a new one for a greater return. I consult for LondonMetric and British land on the retail side and this is what they generally they do. They also currently have high occupancy rates and some retail stores are turning into leisure stores where deemed appropriate.
Also believe after the last disaster and eye off the ball situation NRR have found themselves inn. The company should retain a minimum of 25 million in the bank for general working capital and to allow them to progress stage 1, 2 & 3 aspects of planning development works.
That’s my take on it anyway ?? hopefully the next update or shareholder presentation will outline where we are going moving forwards.
Ex Divi Date. share price generally goes down in relation to the releasement of the Divi.
With the sale of the retail property they must be close to sitting with 150 million in cash. It will be intersting what they do and where they go from there. I'm very suprised they havent baught any shares back as of yet which may be high on their agenda ???
