First we will probably know of any planning application will be SML/CR submitting a Screening Request for an Environmental Impact Assessment to the Council. Avoiding an EIA saves time and money on the planning application.

The Redmoor and Holmbush Mines area is in what's called a Minerals Safeguarding Area in the Cornwall Local Plan. This carried more weight that any Neighbourhood Plan. A MSA is simply a broad designation that means the Council will have to bear in mind what's under the land before granting planning permission for anything there e.g. they would prevent housing being built where residents may have issues with extraction at a future date. The site is within an area of Landscape Value but crucially not in the Area of Outstanding Natural Beauty/National Landcape. In my view (as a planner) the national need for Tungsten trumps any such designation in the planning balance. I'm sure the Flow Sheet, when it lands, will inform how any future planning application will be prepared with associated timelines etc. The take away message at present is that the site is well known locally and protected for future extraction. Local issues aside, it's entrely policy compliant.

I'd be inclined to pay half the mortgage off - or at least get below 50% Loan to Value which affords you access to better rates when you remortgage/move up the property ladder. Given your age, I'd be looking to invest heavily in a pension/SIPP. 20% or 40% free cash from the Government (you can invest 60k per year unless you earn £££s) with the rest. Given the amounts, seek advice from an IFA.

When the first lockdown ended car garages made a lot of ££s servicing cars that had sat idle for weeks. With jets parked up/grounded all over the world, will some 're-commissioning' of RR engines be needed or is that already included in their fee structure/servicing arrangements? If, in some instances, it's on a PAYG basis, I see RR benefiting from additional revenue as jets return to service. I'm interesting in anyone's view on this and how it may effect SP over the next 6 months.
