Your calculations appear sound.
The property per share after the offer will be about 36 pence , but I think the discount at most would be 20 % . This would give a NAV of 14.3 p.
The prospective Yield at a price of 10p is 8.8%, which seems the going market rate, so I agree with you the share is not worth much more than 10p.
I also hold RESI which yields 8.4% and seems a less risky bet.
